How do I pay my rent?
All rent is payable to Home Basics Real Estate. Our preferred method of receiving your rent is through your tenant portal. There, you can initiate a bank draft from your account to our trust account. This option is free for you to use.
In the tenant portal, you can also use a credit or debit card but that transaction will cost you money.
Alternatively, you can bring your rent to our front desk during business hours, mail it to our office, or drop it in our after hours drop box. We accept personal checks, cashiers checks, or money orders. NO CASH.
How do I request maintenance?
For non-emergency maintenance needs, please fill out a maintenance request form through the tenant portal.
By doing so, a work order will automatically be generated and it will get to the appropriate Home Basics Real Estate team member which will greatly expedite the process.
How do I view my ledger?
You can view all charges and all payments by logging in to your tenant portal.
How and when can I terminate my tenancy?
Please reference your lease agreement. It will detail when your lease expires and the process of terminating your lease.
30 prior to your lease expiration, you will need to fill out and turn in a 30-day written notice.
Generally, leases end on the last day of a month.
How do I renew my lease agreement?
We will send a lease renewal to you about 45 days before the end of your lease. Any changes to the terms of your lease will be outlined on the form. If the terms are acceptable to you, all you need to do is sign it and return it to our office.
If you want to move out, you will want to give us a 30 day written notice to move out.
The third option is to allow the lease agreement to automatically become a month-to-month lease. As per the lease, there is a month-to-month fee of $100, which will be charged to you until you either vacate or sign another lease.
When do I get my security deposit back?
Please refer to your lease agreement regarding your security deposit. All conditions specified in your lease agreement must be met before we can release your deposit funds.
To summarize, you need to give proper notice, you need to return all keys and garage door remotes, give us a forwarding address, remove all personal items from the unit, and clean the unit as per our cleaning checklist.
We do have 30 days to refund your deposit or send you a disposition letter. This assumes you have fulfilled the terms of the lease agreement, that you don't have outstanding monies due, and that any damage left does not exceed your security deposit.
If so, you will receive a disposition letter of your deposit money that will show all deductions and a balance due from you.
If you do not pay the amount due, the file will be sent to a collection agency.
Who do you recommend for carpet cleaning?
The lease says you will have the carpets professionally cleaned. There are many carpet cleaners out there and they use different processes and equipment.
Be aware of the companies that are charging outrageous amounts as well as those companies that seem to charge very little.
Whichever company you choose, if they did not do a good job, we will have the carpets cleaned again at your expense by our preferred vendor who is Mike Swenson with Pure Flow at 801-400-2770. He has excellent equipment, is very reasonable prices, and provides great service.
When you call him, tell him you are a Home Basics Real Estate tenant to receive preferred pricing and service.
Can I paint walls or make other upgrades to my rental unit?
Generally speaking, we do not want tenants making alterations to the rental property. We are open to discussing the matter though.
Making such alterations to your rental unit without first discussing it with Home Basics Real Estate would be a violation of your lease agreement.
